Property management and lettingsBathlettings

Property management made simple, legally too

Before Lawyerly, we had no legal capability to tackle issues or protect our business. Now we have seamless, tailored advice and the confidence to grow.

Matters to date

32

on the Launch plan, most of them same-week advice

What it would have cost

£25,000

at typical hourly rates for this work

Saved

£18,000

about 73%, against £6,800 paid over eighteen months

When it mattered

A roof dispute, Section 20 consultation and fire risk assessment obligations, a special general meeting, and eviction guidance when a tenancy went wrong.

Where the pressure is

A lettings and block management business sits between landlords, leaseholders, tenants and contractors, with a contract for each relationship and a statute behind most of them: Section 20 consultations, fire risk assessment duties, service charge budgets, general meetings, the rules on eviction. Disputes about roofs, neighbours and unpaid fees arrive without warning, and most questions need an answer this week rather than a matter opened next month.

What we did

Around two matters a month, most of them same-week advice.

  • Management agreements and owner contracts for buildings and lettings, drafted and kept current
  • Supplier contracts for software, utilities, lifts and parking
  • Leases from landowners, lease discrepancies, heads of terms
  • Section 20 consultation and fire risk assessment obligations, a special general meeting and a roof dispute
  • A neighbour dispute, eviction process guidance, contractor status, and debt recovery when fees went unpaid

Savings are estimates and every figure is shown per year. Matter counts come from our case system in September 2026 and are annualised where a client has been with us for less or more than a year. The hourly-rate figures apply typical UK commercial firm fees for SME work to those matters (for example £1,200 to £2,500 for a contract review, £900 to £2,000 for an employment matter, £300 to £600 for a short advice query, £1,500 to £3,000 for a compliance review and £2,500 to £5,000 for a commercial lease). Plan figures are the published price of the plan the client is on. Each client has approved the use of their name.
